Policies
Payment Policies
A partial payment in the amount of 50% of the rent total is due upon booking. Remaining payment is due no later than 15 days prior to arrival. If the booking is made after [or within 15 days of when] the second payment would be due, then this payment will be combined and due together with the first payment. For direct bookings made more than 180 days in advance payments are instead payable in equal installments, as follows: 180 días antes de la llegada; 30 días antes de la llegada. A separate refundable damage deposit is required in the amount of $500.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 14 days after check-out, provided no charges apply.
- For short stays (less than 30 nights): Guests may cancel up to 14 days before check-in and receive a 50% refund of the total booking. Cancellations made less than 14 days before check-in are non-refundable.
- For long stays (30 nights or more): Guests may cancel up to 30 days before check-in and receive a full refund. Cancellations made less than 30 days before check-in are non-refundable, and once the stay has started, 30 nights are non-refundable plus any nights already consumed.
- In all cases, no-shows are charged 100% of the booking amount.

Rules
To ensure a pleasant stay for all guests and residents, we kindly ask that you observe the following rules:
1. Occupancy• Maximum occupancy: 4 guests.• Only registered guests are allowed to stay overnight.• Events or parties are strictly prohibited.
2. Quiet Hours• Quiet hours are from 10:00 PM to 8:00 AM.• Please respect neighboring residents at all times.• Excessive noise, loud music, or disturbances may result in fines from the condominium administration.
3. No Smoking Policy• Smoking is strictly prohibited inside the apartment.• Smoking is also not allowed in common areas.• Evidence of smoking indoors will result in an additional cleaning fee.
4. Balcony & Safety• Do not hang towels or clothing over balcony railings.• Ensure automatic shades are secured properly when lowered.• Do not throw any objects from the balcony.
5. Towels & Linens• White towels are not to be used for makeup, self-tanner, or at the beach/pool.• Black towels are provided specifically for makeup removal.• Damaged towels may incur a $30 replacement fee.
6. Air Conditioning Usage• Keep all doors and windows closed while A/C is operating.• Turn off A/C when leaving the apartment.• Misuse resulting in damage may incur charges.
7. Appliances & Equipment• Do not use bleach in the washing machine.• Log out of personal streaming accounts before departure.• Do not place wooden utensils inside the dishwasher.
8. Security• Always lock the apartment when leaving.• Do not share access codes with unauthorized individuals.• Lost keys or damages to smart lock systems may result in replacement fees.
9. Pets• Pets are not allowed unless previously approved in writing.
10. Compliance with Condominium RulesGuests must comply with all Vermare and Las Iguanas Residences regulations.Failure to comply may result in immediate termination of the stay without refund.
