Policies
Payment Policies
A partial payment in the amount of 50% of the rent total is due upon booking. Remaining payment is due no later than 15 days prior to arrival. If the booking is made after [or within 15 days of when] the second payment would be due, then this payment will be combined and due together with the first payment. For direct bookings made more than 180 days in advance payments are instead payable in equal installments, as follows: 180 días antes de la llegada; 30 días antes de la llegada. A separate refundable damage deposit is required in the amount of $500.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 14 days after check-out, provided no charges apply.
- For short stays (less than 30 nights): Guests may cancel up to 14 days before check-in and receive a 50% refund of the total booking. Cancellations made less than 14 days before check-in are non-refundable.
- For long stays (30 nights or more): Guests may cancel up to 30 days before check-in and receive a full refund. Cancellations made less than 30 days before check-in are non-refundable, and once the stay has started, 30 nights are non-refundable plus any nights already consumed.
- In all cases, no-shows are charged 100% of the booking amount.

Rules
House Rules
- No Parties allowed
- Unauthorized people cannot enter the house. All guests that will sleep inside the property or visit the property must be registered and notify to the administrator prior to check in.
- If the maximum occupancy capacity is exceeded, an additional fee will be charged per additional person.
- No sex workers allowed in the property. No prostitution allowed in the premises nor inside the property.
- No smoking of any kind is permitted inside the villa, please use outdoors. If the renter insist on smoking inside the house, a minimum of $400.00 USD deodorizing fee will be charged.
- Please respect the neighbours and do not make noise from 8:00 pm to 8:00 am.
- Check out time is at 11 am. Late check out will be charged $40 per hour.
- Do not take white towels to the pool or beach. Use beach towels.
- Please do not take any belongings from the house. For example towels, condiments and cooking seasonings, etc. They belong to the owners.
- The bar and 2nd kitchen are for private use by the owners.
- Turn off air conditioner when leave the house or when not using it.
Pool Rules:
a) No glass in or near pool area
b) No running around the pool area
c) No bubble bath, shampoo or bath foam in pool (Pool area includes jacuzzi)
d) Under no circumstances is a renter to adjust, turn or move any lever on the pool pump, heater or timer; you will be solely responsible for any damages that occur from adjusting any levers or any other device attached to the pool equipment; your security deposit will be charged.
e) If there is glass broken in or around pool area, a minimum of US $500 will be charged for emptying, cleaning and refilling the swimming pool.
Complex rules must be respected:
- Motorcycle is not allowed.
- Respect the speed limits.
- Maintain adequate music and noise levels so as not to disturb neighbors, parties are prohibited in public areas.
- Minors are prohibited from driving a motor vehicle.
- Use the designated path for golf carts, bicycles and running.
- Do not park on the main roads or street.
- The sale and consumption of alcoholic beverages to minors is prohibited.
- Help us keep the area clean, throw the garbage in the trash can.
- Fishing or swimming is prohibited in the Marina.
- Mandatory use of swimsuits on the beach, it is not allowed to bathe with clothes.
- Children must be supervised by an adult.
