Payment Policies

A partial payment in the amount of 50% of the rent total is due upon booking. Remaining payment is due no later than 15 days prior to arrival. If the booking is made after [or within 15 days of when] the second payment would be due, then this payment will be combined and due together with the first payment. For direct bookings made more than 180 days in advance payments are instead payable in equal installments, as follows: 180 días antes de la llegada; 30 días antes de la llegada. A separate refundable damage deposit is required in the amount of $500.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 14 days after check-out, provided no charges apply.
- For short stays (less than 30 nights): Guests may cancel up to 14 days before check-in and receive a 50% refund of the total booking. Cancellations made less than 14 days before check-in are non-refundable.
- For long stays (30 nights or more): Guests may cancel up to 30 days before check-in and receive a full refund. Cancellations made less than 30 days before check-in are non-refundable, and once the stay has started, 30 nights are non-refundable plus any nights already consumed.
- In all cases, no-shows are charged 100% of the booking amount.

Rules

HOUSE RULES
- We kindly ask that you treat the neighbors and property with respect during your stay.
- All guests who will stay or visit must be registered with the administrator before check-in.
- Absolutely NO PETS allowed. Voilation of this rule will implement an extra deep cleaning fee of $350 responsible by the booking guest. NO EXCEPTIONS.
- Unauthorized visitors are not allowed. If you wish to receive guests, please send their ID photos at least 24 hours in advance.
- No sex workers or prostitution of any kind is allowed on the premises.
- Smoking is not permitted inside the property. Please smoke outdoors. If you smoke inside, a deodorizing fee of $350 USD will be deducted from your security deposit.
- Keep noise to a minimum before 8 a.m. and after 8 p.m. Excessive noise will incur penalties: the first warning will be just that, but subsequent notifications will cost $50 each.
- Check-out is at 11:00 AM. Late check-outs incur a fee of $30 for each additional hour. AFTER 1 pm, an entire night will be charged.
- There is a $40 charge for lost access cards or keys.
- Please use beach towels at the pool or beach—do not take the white towels outside.
- Ensure air conditioners are turned off when you leave the apartment.
- Do not remove any items from the apartment, including condiments, as we want the next guests to enjoy a fully supplied space.
- Respect neighbors by keeping noise levels down from 8:00 p.m. to 8:00 a.m.
- For spills or stains, alert housekeeping immediately. If not reported, you will be responsible for the cost of professional cleaning.
- Dry off thoroughly after using the pool before entering the apartment, and avoid wetting the furniture.

CONDOMINIUM RULES:
- To receive your access ticket to the private Cap Cana Condominium, please send ID photos a few days before check-in.
- Motorcycles, skateboards, and similar vehicles are not allowed inside the condominium.
- Observe speed limits while driving in the area.
- Parties are not permitted in the apartment or common areas.
- Please do not park on main roads or in other owners' parking spaces.
- Help us keep the property clean by disposing of all trash properly. Do not dispose of bottles down the chute.
- The jacuzzi and pool area are open until 8:00 PM.
- Swimwear is mandatory at the beach and pool; no street clothes or full clothing is allowed.
- Children must be supervised by an adult at all times.
- Avoid hanging towels or clothing on balconies.
- Glass items are not allowed in the pool area.
