Payment Policies
A partial payment in the amount of 50% of the rent total is due upon booking. Remaining payment is due no later than 15 days prior to arrival. If the booking is made after [or within 15 days of when] the second payment would be due, then this payment will be combined and due together with the first payment. For direct bookings made more than 180 days in advance payments are instead payable in equal installments, as follows: 180 días antes de la llegada; 30 días antes de la llegada. A separate refundable damage deposit is required in the amount of $350.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 14 days after check-out, provided no charges apply.
- For short stays (less than 30 nights): Guests may cancel up to 14 days before check-in and receive a 50% refund of the total booking. Cancellations made less than 14 days before check-in are non-refundable.
- For long stays (30 nights or more): Guests may cancel up to 30 days before check-in and receive a full refund. Cancellations made less than 30 days before check-in are non-refundable, and once the stay has started, 30 nights are non-refundable plus any nights already consumed.
- In all cases, no-shows are charged 100% of the booking amount.

Rules
To ensure a pleasant stay for all guests and residents, please observe the following:
1. Occupancy — Maximum 2 guests. Only registered guests may stay overnight; events and parties are not permitted. To invite a visitor, send their ID photos at least 24 hours in advance. No commercial sexual activity of any kind is allowed on the premises.2. Quiet hours — 8:00 PM to 8:00 AM. Please respect neighbors at all times. After a first warning, each additional noise notice is $50, and excessive noise may incur condominium fines.3. No smoking — Not permitted indoors or in common areas. Smoking inside results in a $350 deodorizing fee deducted from the security deposit.4. No pets — Not allowed in the building.5. Air conditioning — Keep all doors and windows closed while in use; turn it off when leaving. Misuse causing damage may incur charges.6. Care of the apartment — Report any spill or stain to housekeeping immediately; unreported damage will be charged at professional-cleaning cost. Do not remove any items from the apartment, including condiments. Dry off after the pool before entering, and avoid wetting the furniture.7. Towels & linens — Black towels are for makeup removal. White towels are not for makeup, self-tanner, or the beach/pool. Beach towels are provided separately; please return them to the apartment. Damaged towels incur a $30 replacement fee.8. Keys & access cards — A lost card or key incurs a $40 fee. Do not share access codes with unauthorized individuals.9. Late check-out — $30 per additional hour. After 1:00 PM a full night is charged.
CONDOMINIUM RULES- Pool and common areas open until 8:00 PM. Swimwear required (no street clothes); no glass items in the pool area; children supervised at all times.- No motorcycles, skateboards, or similar vehicles inside the condominium. Observe speed limits.- Do not park on main roads or in other owners' spaces.- Dispose of trash properly; do not drop bottles down the chute.- Do not hang towels or clothing on balconies.
